Redevelopment interventions

Building envelope

1. Prefabricated façade with fibre cement panels and 8 cm heat-reflecting insulation
2. 14 cm rock wool coat at balconies, windows and ground attachment
3. Insulation of the roof with bituminous PUR, reinstalling the existing photovoltaic system
4. Insulation of the first floor towards unheated areas with rock wool false ceiling

Plants

1. Replacement of the methane gas boiler with new high-efficiency heat pumps
2. Verification and efficiency of distribution lines
3. 200 kWp photovoltaic system installed on the roofs, integrated with storage systems for greater energy autonomy
4. Building Automation for the integrated and remote management of all systems

Doors and windows and screens

1. New windows in thermal break aluminium or coated PVC, with triple low-emission glass
2. Replacement of all shading systems with motorized roller shutters calibrated according to exposure and function

Seismic retrofitting

1. Anti-tilting system of the infill
2. Confinement of beam-column nodes with steel plates
3. Installation of 48 viscous heat sinks in structural joints
4. Reinforcement of the reinforced concrete partitions of the stairwells with steel mesh and cement mortar

Results

Thanks to an integrated approach that combines energy efficiency, seismic retrofitting and automation, the CARISMA Foundation makes a significant leap, moving from energy class B to class A2.

The intervention guarantees lower consumption, greater safety, better comfort for guests and a reduced environmental impact, while enhancing the entire architectural complex.
